352 condo unit planned at Dufferin and Orfus in Toronto

A new application has been submitted by Topfar Developments for a new condo development located at 3280 Dufferin Street and 12-16 Orfus Road.

The submission reveals that the L-shaped property is seeking a Zoning By-law Amendment on the northwest corner of Dufferin and Orfus will house an 8 and 14 storeys building with a maximum height of 50.4 metres.

The proposal is designed by the IBI Group and has a total gross floor area (GFA) of 28,892 m², 99% of it dedicated to residential space, along with a small retail component of 246 m². The site is currently home to a plaza with two restaurants, parking along Dufferin, and a two-storey commercial building.

From a condo perspective, this building will house 352 condo units, of which 265 one-bedrooms, 52 two-bedrooms, and 35 three-bedrooms.

Parking is planned within a two-level underground garage, accessed via a private laneway off Orfus Road. The garage would have 209 parking spaces, with 146 dedicated to resident’s use, 35 for residential visitors, and 25 serving patrons of the retail component.
