An area of land in Scarborough’s Birchmount Park neighbourhood could be the home of a sprawling new multi-tower development.
The proposal submitted to the city of Toronto by Choice Properties REIT aims to transform the vacant site at 683-685 Warden Avenue near the Warden TTC subway station into a mixed-use building with over 1,500 condo units.
The lot spans 5.6 acres and was previously occupied by a one-storey industrial building owned by Geco CN. The complex is proposed to include a new road, a public park, six residential towers shaped in a ‘C’ ranging from 13 to 36 storeys in height.
The buildings are proposed to feature 928 one-bedroom and one-plus den units, 452 two-bedroom units, 139 three-bedroom units. All of the units in the building are listed as condos, according to the proposal.
In terms of outdoor space, buildings C to F would have access to 24,801 sq. ft of outdoor amenities, and 7,986 sq. ft. between buildings A and B. Indoor amenities are proposed to be located throughout the first and second floor of each tower.
The building will also include 996 parking spaces across two levels of underground parking, plus additional parking on the ground floor.
As always, there’s a possibility the city might not approve this project or that its design changes before it reaches the construction stage.
