If a planned residential complex is authorized, Scarborough Town Centre may soon have three new, exceedingly tall neighbours.
Scarborough Town Centre’s owner, Oxford Properties Group, plans to build a three-tower rental apartment complex at 25 Borough Drive, just west of the mall. The three towers would be staggered in height, reaching 32, 41, and 50 floors respectively.
If permitted, the project would bring 1,342 rental units to the neighbourhood, comprising 72 studios, 712 one-bedrooms, 448 two-bedrooms, and 101 three-bedroom or higher units. Some of the apartments would be street-level townhomes with 1,508 square metres of retail space on the other side.
There will be 748 parking spots for residents and guests beneath the buildings, which would be bounded by Brimley Road, Progress Avenue, and Triton Road. The inhabitants of the buildings would also have access to nearly 5,000 square feet of indoor and outdoor amenities, including the seventh storey, which has been designated as an amenity floor.
Oxford Properties last updated the project’s proposals to the City in 2020, however the proposal has yet to be approved by City Council.
“The podium has been articulated through massing and materiality to reduce the perceived scale of the base. A slight recess in the lower two floors helps better define a pedestrian scale and create more generous streetscapes,” said the report.
